A Retire Home Tennessee

As requested by my engineer consultant, I help him to design his retire home in Tennessee. I took to another level to utilize the new built-in templates of Twinmotion to try to different theme.

2 Story addition is always challenge because structural issue. How to utilize the existing foundation as much as possible is key to reduce the cost. with in-house structural design capability is very helpful in the beginning of architectural design.

Over 1000 SF second story addition over the existing first floor. TJI floor provides larger span for first floor. We also raised first floor below addition from 8′ height to 9′ height.

Project has been submitted to the City of San Diego for building permit.

PYA is responsible for architectural and structural design.

LA Duplex with ADU

Just finished design of a Duplex addition with ADU. The challenge is very small narrow site and parking requirements. I take the approach to take advantage of existing condition to keep one wall so we don’t have to upgrade the driveway. With a front and back units layout. it make a very functional layout for both units instead of side by side like before.

Very simple forms but break with two different materials.
